Also on the ground floor is a spacious master bedroom, with stunning sea views, plenty of built in wardrobes and a king size bed.  Opposite the bedroom is a bathroom with bath, separate shower, basin and WC.  There is a further downstairs WC .  There is a no-step entrance to the house at the end of the corridor making the property suitable for any guests with mobility issues. At the front of the house, accessed via the conservatory entrance is a further bedroom / snug room, with single bed and TV, ideal as a teen-age hangout!  The utility room is off the snug room, with washing machine, tumble drier and sink.

On the first floor are three bedrooms with further sea views, a double bedroom, twin bedroom and small single bedroom.  There is also a family bathroom with bath and shower over, basin and WC.

  • Large comfortable sitting room with gas fire
  • Beautiful private & secure garden

DESCRIPTION

Deceptively spacious and beautifully presented, Leskinnick Terrace was originally built for railway workers in 1840, this charming granite cottage forms part of a terrace winding up from the seafront in Penzance. Each property in the terrace is slightly different, and this house exudes originality and character, benefitting from sea views looking south, and green space opposite.

The property is ideally located, just a short walk into Penzance or the railway station if travelling by train, also easy access to the A30 and all that West Cornwall has to offer. Penzance is a bustling coastal town packed full of history. Boasting a Promenade, Penlee Park, Morrab Tropical Gardens, a leisure centre, plenty of independent shops, interesting coffee shops and restaurants, supermarkets, cinema and newly refurbished Victorian open air lido. St. Michael’s Mount, the jewel in Penzance’s crown, looks magnificent sitting in Mount’s Bay, and welcomes visitors in the summer months, either by boat, or on foot across the causeway if the tide is out. Penzance harbour is close by where day trips to the beautiful Scilly Isles can be accessed or travel by helicopter from the nearby heliport.

Within a 20 minute drive are the stunning beaches of Sennen Cove, Porthcurno and Praa Sands. Picturesque Mousehole and the fishing harbour at Newlyn are  a 10 minutes drive. Historic St Ives 30 minutes and Truro only 40 minutes away, making this a perfect base for exploring!

Leskinnick Terrace is a beautiful and much loved townhouse, the owner has gone to great lengths to retain the period features within the property, whilst providing fully modernised amenities. This clever combination creates a cottage of charisma, comfort and tranquillity.

Accommodation

Small entrance hallway leads through the inner hallway door into a spacious living / dining room. The sitting area at the front of the house has a large comfortable sofa, armchair, pine shutters in the windows and wall-hung flat screen Smart TV, with freeview channels, at the back of the room is a dining area with table and chairs, exposed stone walls with built in cupboard and a gas fire.  There is a galley style, fully equipped kitchen at the rear of the property with views over the garden.  Double oven with gas hob, full sized 70/30 fridge / freezer and dishwasher, with plenty of storage space.  There is a further utility room with washing machine and tumble drier, storage for coats and shoes and the back door to the garden.

The garden is a compete sun trap being south facing, it is fully enclosed, sheltered and private, a terraced area with garden table and chairs, a gas BBQ and a further area of lawn with vibrant flower beds either side.  At the end of the garden is a newly converted summer house with stunning roof light, offering a perfect place for a cup of coffee and the newspaper in the morning, or a glass of wine in the evening.

The stairs lead up from the sitting room to the first floor, please note that the staircase is steep, with narrow treads so may not be suitable for people with limited mobility.  At the top of the stairs is a large, modern family bathroom with large shower enclosure, WC, bidet and basin.  There is a twin bedroom with feature fireplace, original floorboards, two single beds, chest of drawers and views over the garden and Penzance.  At the front of the house is the master bedroom with double sized metal frame bed, feature fireplace, wardrobe, chest of drawers and wall-hung flat screen TV.

The house benefits from central heating and double glazing so is warm and cosy in the colder months.  There is WIFI broadband throughout the house.  One dog is permitted by prior negotiation but must not be allowed upstairs or on the furniture.  Due to the steep staircase the decision has been taken to allow only children over the age of 6, regrettably we cannot allow babies or toddlers in this property.

On Street parking is usually available outside the house, please note that the road is narrow, bounded on one side by a garden wall, against which residents park their cars. It is advisable when driving down the lane to position your car wheels onto the pavement, this gives enough room to drive down the lane past the parked cars.  The road is not officially “one way” but it is treated as such to avoid problems!  Full directions to access the top of the road will be given prior to your stay and the cottage is only six houses from the top.  Alternatively, parking can be found in neighbouring roads.

Facilities and Services

The house is fully cleaned before your arrival and all bed linen, towels (including beach towels) and the final laundry are included in the price. Wifi broadband.

The Barn, Ashton

  • Sleeps 6
  • Spacious single storey property
  • Open plan living area, patio doors leading to garden
  • Newly refurbished
  • 3 Bedrooms sleeping 6 people
  • Ample parking
  • Large enclosed garden
  • Dog Friendly

DESCRIPTION

A modern, newly refurbished property located in the village of Ashton, close to Porthleven.  Ashton is equidistant between Helston, the gateway to the Lizard peninsula and Penzance, an historic harbour town and gateway to the rugged Lands End peninsula.  The wonderful fishing village of Porthleven is only a few minutes away by car. The larger towns of Helston, Penzance, Falmouth and St Ives are all within a 30-minute drive. Within walking distance of the village pub and close to the coast, the property is set in the perfect location for exploring the whole of West Cornwall.  The Barn is an ideal choice for a family holiday, romantic getaway, walkers, surfers and dog owners.

The Barn lies within easy access of Rinsey, a stunning headland with a gorgeous, dog friendly beach. From Rinsey you can pick up the wonderful south-west coastal path. Head east to Porthleven and onwards to the Lizard or west to the mile-long sandy beach at Praa Sands and on via Prussia Cove to Marazion and St Michael’s Mount.  Sandy beaches for all the family can be found at Rinsey, Praa Sands, Perranuthnoe and Marazion. All within a 15-minute drive of the cottage.

The property is accessed along a short dead-end track. Set within a large wooden fence making the garden secure for pets and young children. Ample parking for several cars.  There is a large garden mainly laid to lawn, with a terraced patio at the front of the house. There is also a gravel patio area to one side of the house. Behind the house is a large agricultural building, utilised for daffodil pickers in the winter months, not in use for much of the year.

Accommodation

The Barn, Ashton is located at the end of a dead end track with just one other house (please see note at the bottom of the description detailing current development work taking place in the field to the south of the property).  The access to the property is to the rear and leads straight in to an open plan living / dining area.  There is a small entrance hallway by the front door, with useful hooks for coats and storage for outdoor equipment.  To the left of the hallway is a utility room with sink and washing machine.

The kitchen is located to the left of the living / dining area, a good sized dual aspect room.  There is a large fridge / freezer, single electric Neff oven, ceramic hob, Neff dishwasher, microwave and plenty of space for storage.  The living / dining area is a large open plan room with full height ceiling; there is a dining table and chairs for six people, comfortable leather sofa and three further armchairs, there is also a wood burner for use on colder nights.  There are double French doors opening out onto the patio and large lawned garden.

At the far end of the property are the bedrooms set off a corridor, to the right is a large family bathroom with bath, separate shower enclosure, basin and WC.  There is a bright double bedroom with metal frame double bed, bedside tables, sofa, set of drawers and a TV.  A twin room with two single wooden framed beds and hooks for storage.  At the end of the house is the master bedroom with wooden framed double bed, bedside tables, cupboard, chest of drawers and a TV.  There is a small ensuite with shower enclosure, basin and WC.  There is a patio door from the master bedroom leading to a further gravelled patio area which benefits from the morning sun.

The garden wraps around three sides of the property with the lawned area facing south at the front of the property; mostly laid to lawn with pretty dry stone walls, large wooden fence and pretty garden tubs.  There is a picnic style garden table and two further outdoor chairs, a BBQ and tub at the back of the property for washing out sandy wetsuits.

Please note that during 2022, early 2023 there is a small development of high quality houses being built in the field to the South of The Barn – there is an image within the photographs showing the location of the building works. The patio and garden to the property extend approximately 20 metres to the front, with a substantial fence giving complete privacy. There is a track and a wide grass verge to the Cornish wall/hedge marking the northern boundary of the development. A service road is being built inside the development boundary, we anticipate that the closest houses will be built around 40-50 metres away from the actual Barn itself. To the east of the Barn is a large yard, part of this is being used as a site office and parking; there is however a large fence around the property so privacy in the garden is unaffected. At this stage ground works are being done, it is difficult to know how much impact, if any the development work will have but we have incorporated a significant discount within the pricing structure to compensate for any inconvenience the works might cause.

Facilities and Service

Inclusive electricity, central heating, smart TV and WiFi broadband. The house is fully cleaned before your arrival and all bed linen, towels (including beach towels) and the final laundry are included in the price.

Miscellaneous

Garden furniture and barbecue. Small shop & pub in Ashton. Nearby Porthleven has a range of shops, pubs and restaurants. The Barn is a non-smoking property.  Dog Friendly for 2 pets, additional pets by negotiation.

Minimum of 5 night stays available.

Ideal for walkers and families, Tivoli One lies within easy access of Rinsey, a stunning headland with a gorgeous, dog friendly beach. At the end of the dining area is a further space with a second fridge-freezer, space for coats, a further door to the back garden and a small downstairs WC.

A wooden staircase leads from the sitting room to the first floor with three bedrooms and a family bathroom.  The master bedroom is at the back of the cottage with views over the garden, a spacious room with a king-size bed and large wardrobe.  The second bedroom has views over the front garden with a double bed, chest of drawers and hanging space for clothes.
