A modern, newly refurbished property located in the village of Ashton, close to Porthleven. Ashton is equidistant between Helston, the gateway to the Lizard peninsula and Penzance, an historic harbour town and gateway to the rugged Lands End peninsula. The wonderful fishing village of Porthleven is only a few minutes away by car. The larger towns of Helston, Penzance, Falmouth and St Ives are all within a 30-minute drive. Within walking distance of the village pub and close to the coast, the property is set in the perfect location for exploring the whole of West Cornwall. The Barn is an ideal choice for a family holiday, romantic getaway, walkers, surfers and dog owners.
The Barn lies within easy access of Rinsey, a stunning headland with a gorgeous, dog friendly beach. From Rinsey you can pick up the wonderful south-west coastal path. Head east to Porthleven and onwards to the Lizard or west to the mile-long sandy beach at Praa Sands and on via Prussia Cove to Marazion and St Michael’s Mount. Sandy beaches for all the family can be found at Rinsey, Praa Sands, Perranuthnoe and Marazion. All within a 15-minute drive of the cottage.
The property is accessed along a short dead-end track. Set within a large wooden fence making the garden secure for pets and young children. Ample parking for several cars. There is a large garden mainly laid to lawn, with a terraced patio at the front of the house. There is also a gravel patio area to one side of the house. Behind the house is a large agricultural building, utilised for daffodil pickers in the winter months, not in use for much of the year.
The Barn, Ashton is located at the end of a dead end track with just one other house (please see note at the bottom of the description detailing current development work taking place in the field to the south of the property). The access to the property is to the rear and leads straight in to an open plan living / dining area. There is a small entrance hallway by the front door, with useful hooks for coats and storage for outdoor equipment. To the left of the hallway is a utility room with sink and washing machine.
The kitchen is located to the left of the living / dining area, a good sized dual aspect room. There is a large fridge / freezer, single electric Neff oven, ceramic hob, Neff dishwasher, microwave and plenty of space for storage. The living / dining area is a large open plan room with full height ceiling; there is a dining table and chairs for six people, comfortable leather sofa and three further armchairs, there is also a wood burner for use on colder nights. There are double French doors opening out onto the patio and large lawned garden.
At the far end of the property are the bedrooms set off a corridor, to the right is a large family bathroom with bath, separate shower enclosure, basin and WC. There is a bright double bedroom with metal frame double bed, bedside tables, sofa, set of drawers and a TV. A twin room with two single wooden framed beds and hooks for storage. At the end of the house is the master bedroom with wooden framed double bed, bedside tables, cupboard, chest of drawers and a TV. There is a small ensuite with shower enclosure, basin and WC. There is a patio door from the master bedroom leading to a further gravelled patio area which benefits from the morning sun.
The garden wraps around three sides of the property with the lawned area facing south at the front of the property; mostly laid to lawn with pretty dry stone walls, large wooden fence and pretty garden tubs. There is a picnic style garden table and two further outdoor chairs, a BBQ and tub at the back of the property for washing out sandy wetsuits.
Please note that during 2022, early 2023 there is a small development of high quality houses being built in the field to the South of The Barn – there is an image within the photographs showing the location of the building works. The patio and garden to the property extend approximately 20 metres to the front, with a substantial fence giving complete privacy. There is a track and a wide grass verge to the Cornish wall/hedge marking the northern boundary of the development. A service road is being built inside the development boundary, we anticipate that the closest houses will be built around 40-50 metres away from the actual Barn itself. To the east of the Barn is a large yard, part of this is being used as a site office and parking; there is however a large fence around the property so privacy in the garden is unaffected. At this stage ground works are being done, it is difficult to know how much impact, if any the development work will have but we have incorporated a significant discount within the pricing structure to compensate for any inconvenience the works might cause.
