Lesceave Farmhouse is situated in a courtyard position above Praa Sands beach, adjoining National Trust land and with ready access onto the South West Coast Path.
A traditional Cornish Farmhouse, which has been extended several times, Lesceave Farmhouse is enviably positioned in this coastal location enjoying splendid views in a westerly direction over Praa Sands and along the picturesque coastline towards Mounts Bay. The house is set within extensive, private gardens with plenty of places to sit and enjoy the view and the incredible sunsets. There is direct access to the Coastal path and an easy stroll down the hill to the quiet end of Praa Sands beach which is a mile of glorious sandy beach.
The property is a perfect choice for families or a group of friends, offering spacious and tastefully decorated accommodation, extending to around 2100 sqft.
On the ground floor there are two separate reception rooms; a traditional dining room including an open beamed ceiling and a woodburning stove, whilst the sitting room is full of natural light and enjoys wonderful sea views. Between these is the small farmhouse kitchen which is appointed with a range of shaker style units and an electric Everhot range (similar to an Aga but easier to use!), there is also a large larder offering plenty of storage space. A sun room opens off the sitting room, again with expansive views with a further conservatory area at the entrance to the house and leading directly into the dining room. Also on the ground floor is a spacious master bedroom, with stunning sea views, plenty of built in wardrobes and a king size bed. Opposite the bedroom is a bathroom with bath, separate shower, basin and WC. There is a further downstairs WC . There is a no-step entrance to the house at the end of the corridor making the property suitable for any guests with mobility issues. At the front of the house, accessed via the conservatory entrance is a further bedroom / snug room, with single bed and TV, ideal as a teen-age hangout! The utility room is off the snug room, with washing machine and sink.
On the first floor are three bedrooms with further sea views, a double bedroom, twin bedroom and small single bedroom. There is also a family bathroom with bath and shower over, basin and WC.
Lesceave Farmhouse stands within mature gardens and grounds of around 0.7 acre, a rarity in such a prime coastal position. Surrounding the house are delightful gardens that include sun terracing and lawns with superb far reaching sea and coastal views.
Beyond the immediate garden is a further area of garden, which has been left in its natural state, perfect for a kickabout, den building or wildlife exploration, there is a small gate giving direct access to the coastal path. You can follow the coastal path down to Praa Sands (if you don’t want to walk on the road) and onwards towards Prussia Cove and Marazion or head in an easterly direction to Rinsey and onwards to Porthleven.
There is parking for several cars to the side of the house. Please be aware there is a small converted barn opposite the farmhouse which is used by the owners so please park considerately.
Facilities and Services
Inclusive electricity, Central heating (winter only), WiFi broadband. The house is fully cleaned before your arrival and all bed linen, towels and the final laundry are included in the price. Initial basket of logs provided in the winter.
Garden furniture and barbecue. Shop, beach bars and surf shop at the far end of Praa Sands, larger shops can be found in Porthleven and Helston. Pets are welcome at Lesceave Farmhouse, there is a pet fee of £25 payable at the time of booking. This is a non-smoking property.
